    Formula of Momentum

    Physics already established the formula for momentum: Mass by acceleration. And it shows that both mass and acceleration are in direct relationship with each other. If you increase the mass or volume, the momentum will increase. If you increase the velocity or acceleration, the momentum will also increase. But if you increase both mass and velocity, the momentum will skyrocket! It’s also true the other way around when you decrease either or both factors.

    IN ORDER TO GAIN MOMENTUM IN SELLING, YOU JUST NEED TO FOLLOW THIS SIMPLE FORMULA.

    A. Increase your volume - increase the number of leads you’re getting via different platforms and means. It can be via Onepropertee.com, Facebook and other social media sites, YouTube and any other online marketing platforms. It can also be offline through your networks and other invitations.

    B. Increase your velocity - increase the frequency of you answering client inquiries and do it faster. After all, velocity is about the speed! Answer your clients more often. As much as possible, communicate with them as frequent as you can while ensuring no lines are crossed.

    C. Increase BOTH volume and velocity - why not do both? Increase the amount of leads you’re getting and answer their inquiries the fastest way you can! If you’re working full time in real estate, you have plenty of time to do both #NoExcuses.

    LET’S LOOK AT THESE EXAMPLES.

    A. Increase your volume - if you’re getting 10 leads a month and your sales conversion rate is around 1%, meaning you can close 1 client for every 100 leads, then at that rate, you’ll be able to close 1 property in 10 months after you generated that 100 leads over 10-month period. But let’s say you increase the volume of your leads to 200 leads a month! With the same sales conversion rate, you can close up to 2 clients per month!

    B. Increase your velocity - let’s say you’re getting 10 leads a month and you don’t have the means to increase the volume of your leads via paid platforms and you can only tap your network and other people on social media, but whenever someone asks you or inquires to you, you answer them after 24 hours of their inquiry, would that increase your chances of inviting these people for a site visit and eventually close the sale? Of course no! Why would someone settle for an agent who doesn’t answer their inquiries the soonest time possible? But let’s say you adopt this strategy and you decided to change your habit, you want to answer the inquiries within the first minute! Would that increase the chance of getting a sale? YES!

    C. Increase BOTH volume and velocity - What if you want to skyrocket and scale your real estate business? Instead of 10 leads a month, you act and now getting 200 leads per month! But that’s not only the case, you also answer their inquiries the soonest time possible, would it be possible to increase your sales conversion rate from 1% to let’s say 3% (max for social media advertisement)? YES! This means for 100 leads you have, you can now close 3 clients because you generate more leads and you answer those leads ASAP! That’s 6 clients a month of sales with 200 leads at 3% sales conversion rate!

    IN ORDER TO GAIN MOMENTUM, INCREASE YOUR VOLUME & VELOCITY!
