The Original/ Transfer/Condominium Certificate of Title are the types of Land Title in the Philippines.

A land title is a legal document that proves ownership and rights over a piece of land or property. It is issued by the government and is recorded in the Registry of Deeds.

There are three main types of land titles in the Philippines:

a. Original Certificate of Title (OCT)

  • The Original Certificate of Title (OCT) is the first title issued for a piece of land that has never been registered under the Torrens System before.

  • It is granted to landowners after completing legal and administrative procedures such as agricultural free patents, judicial titling, or other land registration processes.

b. Transfer Certificate of Title (TCT)

  • The Transfer Certificate of Title (TCT) is issued when an OCT or another TCT is transferred from one owner to another.

  • This happens when a property is sold, inherited, or otherwise transferred.

  • The previous title is canceled, and a new TCT is issued under the new owner’s name.

c. Condominium Certificate of Title (CCT)

  • The Condominium Certificate of Title (CCT) is issued to individual unit owners in a condominium project.

  • Unlike land titles, a CCT pertains to a specific condominium unit and includes a proportionate share in the common areas of the building.
